HVAC, Electrical, and Plumbing Upgrade
7,500-square-foot office space in Midtown Manhattan. Working
within a tight two-month time frame, Rand designed the HVAC, plumbing, electrical,
and fire protection systems for Midboro Management’s
Midtown headquarters. The suspended ductwork system, including supply and return
air trunks and branches, provides effective ventilation throughout the office.

Highlights:
- Replaced 1,890 apartment and basement windows (1,625 double-hung, 234 casement, 31 projecting).
- Single-paned wood and single-paned steel units replaced with double-paned thermally insulated aluminum to reduce noise transmission and retain look and feel of original historic architectural design.
- Repaired and recoated stucco facade.
- Replaced terra cotta blocks, brickwork, lintels, and dentils.
- Rotting wood keystones, originally designed to look like stone, replaced with actual cast stone.
- Restored original cornice and decorative quoins.
- Refurbished fire escapes.
